Can a shorthold tenancy agreement be cancelled early if all the parties agree?

I'm signing this Saturday an agreement with two tenants, but they will probably have a third person in the flat. What is the best way of doing this? I can not allow them to sub-let, so we would need to have a new agreement. Can it be done if, let's say, in two months, they find this third person? Thanks very much for any help you could give me about it. I'm obviously new to landlord matters and will speak to a solicitor tomorrow. I just wanted to have an idea about the subject still today.
